Innovative Urban Living: Enhancing Community and
Pedestrian Experience in Mixed-Use Developments
The Villa Ballada project features 22 urban residential condominium units above a parking area, with a lobby and two small retail spaces lining the sidewalk along Kumquat Court, effectively concealing the parking from view. The fourteen-foot-tall retail and lobby spaces will revitalize a neglected street, becoming the first public destinations on its east side. A transparent and inviting ground floor, a ten-foot-wide sidewalk, and six new canopy trees will enhance the pedestrian experience. The sidewalk width increases to eighteen feet under an awning, celebrating the building’s main entrance.
An elevated courtyard above the parking area includes an open-air pool. The development offers a mix of 12 two-bedroom units, 4 three-bedroom units, and 6 four-bedroom units, with sizes ranging from 1,100 to 2,200 square feet. Fifth-floor units feature raised fourteen-foot ceilings over living spaces. All units have terraces, facing either the street or the pool yard. The west-facing facade provides shade with balconies extending four feet beyond the building, some recessed for an additional four feet, creating an eight-foot depth. This project aims to significantly enhance the community and street life.
